I begin by meeting with you and discussing your project. After hearing more about your project, aesthetics, and dreams, I can provide you with some ballpark numbers. If you receive the ballpark numbers enthusiastically then I will submit my Timber Frame Design Proposal and begin on the design of your project.
The basics
The price for design is based on an hourly fee of $75 per hour.
I do not have a set price for plans since I am creating a bespoke home to fit you and your land.
- That said there are some averages.
- For the floor plan and Timber Frame design of your house, I would estimate 40-60 hours. Commercial Projects may take more or less depending on their scope. At this time Windows, doors, wall/roof, heating and foundation systems are considered.
- My Timber Frame designs include much joinery information and is in fact a working set of plans for my shop to then bid and build from.
- Engineering is in addition to design and typically runs around $1,500-$2,500 for the vertical loads and joinery evaluation.
- When signing on to my design proposal I create a schedule in my shop to handle your project according to our agreed upon time frame
- At this time I also may design the use of organic elements and natural curves into your frame directly out of my inventory and relationship with several wood lot owners
- At the completion of design I will provide you with a Timber Frame Fabrication and Raising Proposal which includes your fixed cost
The next design phase that I typically provide is
- Foundation Plan
- Wall and Roof Plan
- Window and Doors
- Heating, plumbing and electric plans
- Basic finishes
- All of their related engineering
I will provide this service whether or not I am General Contracting the project.
- Engineering basics
- Vertical loads are put onto the Timber Frame and this takes place during the Timber Frame Design.Lateral loads are put onto the wall and roof system (SIP, framed, ICF, straw-bale, etc) and this takes place during the whole house design.
- All of this starts to work on top of each other.As I am designing the Timber Frame space, it is in relation to the joinery which is in relation to the wall systems, which is in relation to the foundation, which is in relation to the engineering and your site.
- Each home has distinct requirements and a variety of options that need to be weighed for efficiency, budget, quality, longevity, embodied energy and aesthetics.
- General Contracting
- The General Contracting component is an additional option if you are building in or around Sandpoint.
- Although it is at times not possible due to location, time frame, etc, my experience is that when I provide a complete design/build service for the whole house my clients receive the greatest value and satisfaction.
